    2ChurchLane003wSellers of newly built homes will have to provide a Home Information Pack for potential buyers.

    Where a home is "off-plan" (marketed before it is complete), it will need a Pack (subject to the Packs phased implementation) but it will not have a full Energy Efficiency Certificate (EPC). Instead of the EPC the home information pack will contain a Predicted Energy Assessment (PEA) . This will look similar to the graphs from a full EPC and will be produced from the design plans for the building rather than a physical inspection. There is no specified form for the predicted energy assessment but there is a template which can be used to create the predicted energy assessment.

    As the majortiy of new homes are sold 'off plan' before they're built, there might be differences between Home Information Packs for these sales and HIPs provided for properties sold as completed dwellings. For example, the searches for the property and title information may cover a wider area if the property has not yet been allocated an address and individual titles have not yet been created.

    ALL NEW DWELLINGS marketed for sale or for rent on or after 6th April 2008 will also need an energy efficiency report and an ENERGY PERFORMANCE CERTIFICATE (EPC) and

    After 6th April 2009, a PIQ (Property Information Questionnaire) will be included in the Pack

We use Government accredited software to run these reports provided by Elmhurst Energy who are based in Lutterworth. It is the most widely adopted SAP system by Building Control throughout UK hence there is benefit to you of submitting compatible information when seeking compliance.

The EPC certificates and reports may be presented to Building Control who would normally accept the findings. You will definitely need this report if you are building the home for selling on, or for renting. ON SALE OF THE NEW DWELLING, THE CONVEYANCER WILL NEED THE EPC TOO.

From receipt of drawing (including construction of heating specifications), we will;

  • Take full quantities from plans, calculate u-values and evaluate the heating system.
  • Process this information to produce a Predictive Energy Assessment (PEA) at design stage and a Energy Performance Certificate (EPC) at the as-built stage.
  • Offer professional advice and guidance in altering the specification to gain compliance.
  • Provide a Display Certification, mandatory that all new build properties must display their EPC rating prior to sale or renting.
  • Where necessary produce the EPC for your conveyancer.
